Read Japan's Real Estate Exam Laws With Past-Exam Years Attached: Takken Roppou Note

Takken Roppou Note (宅建六法ノート), an iPhone and iPad app that lets you read the laws covered by the Takken exam, with the years each provision appeared in past exams, straight through from Article 1 like a printed roppou (a statute book, or compilation of laws), launched on the App Store on October 7, 2026. Takken is Japan's national licensing exam for real estate transaction agents (宅地建物取引士, "Real Estate Transaction Specialist"). For each provision, tags show the years it was asked in the 2022–2025 (Reiwa 4–7) actual exams, so you can move from a provision to past exam questions and from past exam questions back to provisions. The full text of all 14 laws is free to read.
Few chances to see a provision in full, and it is hard to tell which provisions are asked most often
App Overview
Even when a past-exam explanation tells you an answer is wrong "under Article X," you rarely get to see that provision in full. And when you open a printed roppou, it does not tell you which provisions are often asked in the actual exam. Takken Roppou Note is built so you can read provisions and past exam questions side by side. The explanations and the key sentences to memorize were newly written by a working licensed real estate transaction specialist.
The app includes 14 laws.
- Real Estate Brokerage Act: Real Estate Brokerage Act, its Order for Enforcement and Regulation for Enforcement, and the Act on Assurance of Performance of Specified Housing Defect Warranty
- Rights and Relationships: Civil Code, Act on Land and Building Leases, Act on Building Unit Ownership, Real Property Registration Act
- Legal Restrictions: City Planning Act, Building Standards Act, National Land Use Planning Act, Agricultural Land Act, Land Readjustment Act, Act on Regulation of Residential Land Development and Specified Fill
Laws for Taxes and Other Topics and the five exempted questions section are not included. The text of the laws comes from e-Gov Law Search (Digital Agency), and the enforcement date is shown for each law.

The actual exams for 2022–2025 (Reiwa 4–7, excluding the statistics question) have been rewritten as true-or-false questions and linked to the provisions that decide the correct answers. For each provision, colored tags "R4," "R5," "R6," and "R7" show the years it was asked.

From Provision to Past Exam Questions
Tap an article to open the past exam questions (true-or-false format) drawn from it and check the correct answers and explanations. The correct statements for questions drawn from that article are shown together right below the provision. Each past question's source is shown in the form "Reiwa X exam, Question X, Option X."
Read and Annotate Like a Printed Roppou
- Use the tabs on the right edge to jump to parts and chapters, or to frequently consulted articles (Real Estate Brokerage Act Articles 34, 35, and 37)
- Move through the table of contents down to sections and subsections, and search by keyword or article number
- Add notes to words in a provision, and attach photos of lecture whiteboards or textbook pages. Notes and photos are stored only on your device
- Read even where there is no signal

When to use Takken Roppou Note
- Install Takken Roppou Note from the App Store (no account registration required)
- When a past-exam option leaves you unsure, search by article number and check the provision and the sentence to memorize
- Open provisions with many exam-year tags from the tabs or the table of contents and read them again
- Add notes at the exact spot in the provision for what you learned in lectures or textbooks
